Cabins

I%26#39;m trying to find a cabin in Gatlinburg area that has a one night stay minimum. I%26#39;ve only been able to find two or three night minimum stay so far.


Any help is appreciated.

Sorry you%26#39;re not getting any responses to your question, but it%26#39;s a matter of dollars.





Regardless of who you rent from (Rental Companies or Owners direct) we have to pay for cleaning services. Unlike a hotel, where they clean daily, cabins are cleaned before you get there and when you leave. This is built into the cost (just as motels build the daily cleaning into their costs.)





I%26#39;m confident that you can rent a cabin for one night, depending on the night. If you want just a Friday or Saturday night, you knock-out the whole weekend. Don%26#39;t think that you will get the published rate for a one-night stay...it%26#39;s just business!

Gburggal covered it pretty well. One night rentals--most are Friday or Saturday night--wipe out almost any chance of being able to rent the rest of the weekend period, Thursday through Sunday. So it%26#39;s a loss of income issue, in addition to the expenses the owners must cover. Here%26#39;s an example of what a one night rental would cost me:





$145/night (May-Dec rate)



- 55.00 house and hot tub cleaning



- 5.50/day electricity



- 1.50/day water



- 1.00/day phone



- 2.00/day DirecTV



- 32.00/day mortgage/insurance



- 1.50/day guest supplies





Net rental income for one night stay: $48.00





If I listed my cabins with a rental company, they would take 30 percent off the $145.00 (43.50) and then I would subtract the daily expenses, leaving me with net income of less than $10. That%26#39;s before figuring taxes on the income.





Now in defense of rental companies, they won%26#39;t rent you a one-nighter at the listed rate. At the property mgt. company I used to be with before renting by owner, they rarely booked one nighters (at my request) but would in the winter for $170.00 per night.





Bottom line is that as an owner, one night rentals are rarely good business. Hotels are in a much better position for one-nighters, but you may get lucky and find a cabin rental that will accept one night. You have a much better chance if it%26#39;s a mid-week stay too. Good luck.




Call All Seasons Cabins in Pigeon Forge. I know private owners Julie and Jay will rent for one night but the cost will be slightly higher probably. See their web site www.allseasonscabins.com for rates and discounts. One set rate plus tax only. We have stayed with them twice and the cabins are wonderful(hot tub, fireplace, jacuzzi, king bed, pool table etc.).
